Most ratings on these apps are written after a stay, so they mix the app with the property: a booking that went through cleanly can still earn one star for a room that did not match the photos.
Chains and marketplaces are different things
A chain's own app sells rooms it runs or brands, while a marketplace lists other people's properties. Read the score as a record of the booking experience, not as a rating of any single hotel.

Check the volume
A 4.8 from 30 ratings is a weaker signal than a 4.3 from 900.
Check the date
A business changes hands, a manager leaves, and the rating takes a year to catch up. Look at what people wrote this quarter.
Check whether anyone replied
A company that answers its worst reviews is telling you what happens when something goes wrong for you.
